Terms & Conditions

All bookings accepted by us are subject to the following terms and conditions:

1. Booking procedure and payment terms

(a) - You should complete the booking form and forward it with a non-refundable deposit of Ł100 per week the balance is payable 8 weeks before arrival.

(b) - Any provisional booking will be held for seven days pending receipt of the signed booking form and deposit in respect of the accommodation. A booking will be considered firm when the deposit has been received and we have confirmed the booking in writing to the client.

(c) - The full rent is due 8 weeks before the date you arrive at the villa. Bookings made within 8 weeks of arrival are payable in full at the time of booking.

2. Cancellation

(a) - You may cancel the holiday booked at any time after it has been confirmed. Cancellation must be in writing.

(b) - We reserve the right to cancel the holiday if payment has not been received in accordance with the conditions above.

(d) - More than 2 months prior to departure - loss of rental deposit.

(e) - Within 2 month - 100% of total rental.

3. Holiday Travel Insurance

(a) - WE STRONGLY RECOMMEND THAT YOU TAKE OUT HOLIDAY INSURANCE TO COVER UNFORESEEN CIRCUMSTANCES WHICH MAY NECESSITATE CANCELLATION OF YOUR HOLIDAY

4. Accommodation

(a) - The accommodation provided is only for the use of persons named by the client on the booking form - subletting, sharing or assigning are prohibited.

(b) - The property will be available to clients after 4.00p.m. Florida time on the day of arrival unless otherwise agreed. All accommodation must be vacated by 11.00a.m. Florida time on the day of departure. Vacating after 12.00am may be available at an additional charge

(d) - As the owners we regret we cannot accept liability for injury, theft or damage to belongings, or yourselves, howsoever caused during your stay in our villa. It is your responsibility to ensure the home is secured at all times during your stay, and that all doors and windows to the property are locked when away from the villa.

(e) - The property has a swimming pool. The owners and management company do not accept liability for injury or death, howsoever caused, as a result of the use of the pool. Guests are specifically asked to supervise children at all times, as the pool is around six feet deep at the deepest end. Guests must also exercise care on wet surfaces.

(f) - A telephone is available at the home for any incoming all calls plus free use for local and emergency (911) .

(g) - The gas barbecue is included in the rental rate, however, it is your responsibility to ensure it is cleaned and that there is some gas left in the bottle. It will be checked after your departure and if found to be dirty or the gas bottle empty an appropriate charge for cleaning and refilling. It costs about $10 to refill the gas bottle locally.

5. Complaints

(a) - In the unlikely event that you have any reason for complaint or dissatisfaction, you must contact the local Property Management Company caring for the property in Florida immediately so that remedial action may be taken. Details can be found in the villa.

6. Other Conditions

(a) - Animals and Pets are not permitted in the home. This condition is strictly enforced.

(b) - In the event of any of the following problems arising neither we nor our management company will be held liable for loss or delay occasioned by: Strikes, Riots, Political Unrest, Hostilities, War or Threat of War, Terrorist Activity, Industrial Disputes, Fire, Flood, Technical Weather problems to Transport, Aircraft Grounding, Closure of Airports or Ports, Weather conditions or any other event beyond our control.

(c) - Signature of the booking or submitting of online form constitutes acceptance of a contract on these terms subject to English Law and the exclusive jurisdiction of the English Courts.

7. Website Description

All website descriptions are made in good faith and every care taken to ensure their accuracy, but no liability will be accepted in the events of any error.

8. Air Conditioning

Air conditioning is provided for your enjoyment however it is very expensive. To keep our prices competitive please can you turn it down if you are out for the day, and keep the doors and windows closed. Your co-operation would be most appreciated.
